Edenica at 100 Fetter Lane is a development in Midtown of the City of London EC4. The completed development, constructed by Mace, also features a three-fold increase in walkable open space for the public, including a sheltered and tranquil new pocket park with a café, providing places to rest and relax. A new pedestrian route also provides a new City alley, improving pedestrian permeability.

As a new build, the project comprises a deepened but new reinforced concrete basement box, jump-formed concrete stability core and 13 floors of bespoke high quality precast planks with a structural topping acting compositely with steel beams. The structure is intrinsic to the architectural and interior design. ​
External raking columns frame the building entrance and internally the steel frame is celebrated as part of the finish fabric. The main building structure consists of steel beams and columns supporting a series of 4.5m x 1.8m precast concrete floor planks. This solution was chosen as the design and includes an exposed soffit. ​
The planks have the desired smooth high-quality architectural finish to their undersides. ​

Edenica is the first of its kind in the City of London to pioneer material passport technology, which logs information about building materials that can be used in the future. It means that 80% of the building, including the steel, façades, flooring, floor slabs and substructure can be used again and again, when the building is refitted or redeveloped, instead of going to waste.
